I’m not a builder or an architect but I’ve made it to the end of a 18 month renovation. Alive. Being an interior designer certainly helped. However when it’s your own house it’s a little different.
From my experience here’s 9 of the most important things you need to know about renovating your home.
#1 Make A Plan Of Action
Before you begin anything sit down and make a rough plan. If you’re already living in the house you plan on renovating you’re half way there! List all the things that didn’t work, you didn’t like or wished you could change. Then start planning some solutions. If you’ve bought a house to renovate write a wish list. Even ridiculous things you’ve only dreamt of. Then burst your own bubble and think of affordable alternatives.
#2 Budget, Budget, Budget
I cannot stress this enough! You need to budget for everything. Even down to new pots and pans. I mean who wants to taint their new kitchen with chipped plates and rickety pans?! All those little extras add up. It’s also really important to allow for contingency in the budget. Trust me something will crop up. Just think of the early days of Room To Improve.
#3 Take Note
Firstly this is a very good excuse for stationery addicts to buy a new notebook. Then stick in any images that appeal to you. Create mood boards throughout the notebook, adding in your wishlists and budget plans. This will help keep you on track.
#4 Be a Basic B!t*h
Yep that’s right! I know only too well how easy it is to get carried away with all the furniture and finishes. But it’s so important to start with the basics. Put adequate time and funds into the boring stuff like insulation, windows and doors.
#5 Set A Date
And then ignore it. Having goals is great. Personally I thrive on them. Although it can be easy to get disheartened when the completion date comes and goes. As does the next one and probably the one after that. Weather will hamper it, jobs overrun, deliveries don’t arrive on time. Sh!t happens. Just enjoy the process.
#6 Don’t Dilly Dally
It’s important to take time to make decisions. However don’t take too much time. Procrastination during a renovation is the devil! It’s costly and time consuming. Stick to the plan, unless it’s necessary.
#7 Plan for the Future
I really believe in buy once and buy well. Don’t get me wrong, I love Penneys and Ikea as much as anyone. But some things are worth investing in. Budget well for key pieces like your sofa, bed and kitchen. These are things you’ll have for a long time and use every day.
#8 Communication is Key
It’s so important that everyone is on the same page. Right down to the smallest detail. Numerous times myself and himself thought we had confirmed details. Only to find out later in conversation we were talking about completely different things.
#9 You’ll Hate It
You’ll hate thinking about it, talking about it, planning for it and spending all your money on it. A renovation is all consuming! For the most part though you’ll feel excited, accomplished and you’re going to love it!
If your thinking about renovating or planning on it, I hope these 9 things help. The main objective is to enjoy it. It should be a fun process resulting in a happy home.
*Top Tip* Choose your battles 😉
